The Process

Schedule a Free Estimate
It starts with a phone call. We'll find a time that works for you and come out to see the project firsthand. No pressure, no commitment.
On-Site Consultation & Measurements
We meet at your home, walk through the project together, and take all necessary measurements. If you're working with an architect or designer, we coordinate with them directly to review drawings and align on scope before moving forward.
Your Custom Proposal
Based on everything we've gathered, we put together a detailed written proposal. For straightforward projects this is comprehensive from the start. For larger or more complex scopes, we may provide a preliminary proposal first and refine it as details are finalized. We'll walk you through every line item: in person or over email, whichever works best for you.
Signing & Scheduling
When you're ready to move forward, we formalize the agreement and collect a scheduling deposit to secure your spot on the calendar. If you need guidance on finish materials: flooring, tile, fixtures, cabinetry: we can connect you with our trusted vendor network to simplify that process.
Scheduling deposit: $1,000–$2,000 to lock in your start date.
Project Kickoff
On day one, we collect the job deposit and get to work. You'll know your start date well in advance and we show up when we say we will.
Progress & Draw Payments
For larger projects, payments are structured around milestones rather than one lump sum. As each phase of work is completed, a draw payment is collected: so you're only paying for work that's been done. We keep you updated throughout so there are never any surprises.

Timelines vary based on scope, material lead times, and permit schedules. We'll give you a realistic estimate at proposal stage and communicate proactively if anything changes.
Final Walkthrough & Completion
When the work is finished, we walk through the entire project with you. We want to make sure everything meets your expectations before we close the job. Final payment is collected at completion: not before.

Any change to the original scope gets a written change order first. The order details the cost impact before work begins. Nothing changes without your written approval. JD Contracting never proceeds with additions or changes until you have reviewed and signed the change order.
Project timelines vary widely based on scope, material lead times, and permit schedules. JD Contracting provides a realistic written timeline in your formal proposal. We communicate proactively if anything shifts or delays. No timeline estimate is ever finalized without first reviewing the full project scope with you.
Yes. JD Contracting fully manages all permit applications and inspection scheduling with local Oakland County building departments. You do not need to track anything. Dave Pawlus or Arthur Godlewski personally coordinates directly with inspectors from initial permit pull through final approval.
Not every day. JD Contracting coordinates site access and provides regular progress updates throughout the project. Dave or Arthur flags anything requiring your input before it becomes an issue. A final walkthrough together is required before the job closes and final payment is collected.
JD Contracting stops work immediately, documents the condition, and presents a written change order with your options. No additional work begins without your approval. Common examples include water damage, outdated wiring, or hidden structural issues. Transparency on unexpected findings is standard on every project.
