Energy Efficiency Upgrades including LED Retrofits and Insulation

Energy efficiency upgrades have a documented payback period — that's what makes them a different category of improvement than cosmetic renovation. LED lighting retrofits typically reduce lighting electricity consumption by 50 to 70 percent. Insulation and air sealing upgrades reduce heating and cooling loads. Both generate ongoing operating cost savings that affect NOI and, by extension, property value for Oakland County commercial owners.

Our LED retrofit work covers the full building: parking lot and exterior wall pack fixtures, common area and corridor lighting, suite interior lighting in vacant spaces, and exit and emergency lighting. We install occupancy sensors in restrooms, storage areas, and low-traffic corridors to reduce energy waste when spaces are unoccupied. For wall and roof insulation, we target the building envelope with spray foam or rigid board insulation at rooflines, exterior walls, and exposed foundations.

DTE and Consumers Energy offer commercial rebate programs for qualifying energy improvements across Southeast Michigan. We document the improvements and energy savings data required to support rebate applications. A well-documented project with verified baseline and post-installation measurements qualifies for maximum rebate amounts. We manage that documentation process as part of the project, offsetting a meaningful portion of the project cost.
