ADA Accessibility Upgrades and Compliance Verification

ADA accessibility is a legal requirement for commercial spaces, and Michigan's building code requires compliance on new tenant improvements. The scope of required upgrades depends on the percentage of the project cost relative to the building's assessed value — a calculation that determines whether you're required to bring the entire tenant space into compliance or just the new work. We walk through that calculation with you during estimating.

Accessible restrooms require specific turning radius, proper grab bar placement and height, accessible stall dimensions, sink height and knee clearance, and lever faucet hardware. Getting all of that into an existing restroom sometimes requires reconfiguring the plumbing layout. We assess the existing conditions, identify what needs to change, and price the work accurately before construction starts.

Accessible routes through the tenant space require compliant floor transitions, minimum aisle widths, no barriers to the accessible restroom, and ADA-compliant door hardware throughout. Oakland County building inspectors check these conditions at the final inspection. We verify compliance at every stage so there are no surprises at the end — the occupancy permit comes through on schedule.
