Fast-Track Permitting and Inspection Coordination

Commercial tenant improvement permits are more complex than residential permits. A full build-out typically requires separate plan review and approval for architectural, structural, mechanical, electrical, plumbing, and fire protection scopes. Each discipline has its own reviewer. An incomplete application for any one of them triggers a revision cycle that adds weeks. We submit complete applications the first time.

We prepare permit applications with complete drawings and supporting documents that satisfy plan reviewers without revision. For complex projects, we schedule pre-submission consultations with building department staff to resolve questions before the application goes in. This is standard practice for us across Oakland County and Metro Detroit building departments — we know the reviewers and they know our submittals are thorough.

Inspection scheduling is the other half of fast-track permitting. Commercial inspections — rough framing, rough electrical, rough mechanical, rough plumbing, insulation, above-ceiling, final — need to be pre-scheduled around our construction sequence. We book inspections in advance and build the construction schedule around confirmed inspection dates. Businesses that don't manage this process find themselves waiting days for inspectors at critical milestones. We eliminate that wait by planning ahead.
