Engineered Foundations with Frost-Depth Concrete Footings

Michigan's frost depth is 42 inches. Footings that don't reach that depth heave in winter and settle in spring — and the deck attached to them does the same. Every deck we build in Oakland County gets concrete footings sized for the load they carry and poured to a depth that stays below the frost line. Post-to-footing connections use galvanized or stainless steel hardware with adjustable bases that hold posts above the concrete surface and allow drainage.

Before we dig, we locate underground utilities. We auger or excavate to the required depth, set Sonotube forms plumb and level, place reinforcing steel where loads require it, and pour concrete with adequate cure time before loading. For elevated decks, post-to-footing and beam-to-post connections are engineered for lateral load resistance per Michigan building code — these connections handle the horizontal forces that wind and occupancy put on a deck structure.

A footing problem is invisible until it causes a visible symptom: a deck that pulls away from the house, trips at door thresholds, or develops movement at railing posts. Southeast Michigan homeowners who have dealt with a heaving or settling deck understand the cost of doing it wrong the first time. We engineer foundations correctly from the start so the structure performs through decades of freeze-thaw cycles.
