Caulk at windows and doors has a finite service life — five to ten years in Michigan's climate before thermal cycling cracks it internally. When caulk fails, water enters the joint, freezes, and enlarges the gap. Drafts come through. Insects find the opening. Moisture starts working into the wall cavity and causes damage that doesn't surface for years. On a lot of Oakland County homes we work on, the original caulk has never been replaced.
We remove all old, cracked, and failed caulk with specialty tools before applying new sealant — not just caulking over the top of the old bead. Joint surfaces get cleaned and dried. We size the bead to each joint width and use backer rod in gaps too large for caulk alone. High-performance elastomeric and paintable silicone sealants handle Michigan's full thermal range. We seal around window and door frames, siding joints and corner boards, electrical boxes, light fixtures, pipe and cable penetrations, and foundation-to-siding transitions.
