Housewrap and Moisture Management System Installation

New siding installed over a bad moisture management system fails the same way the old siding did — it just takes a few more years before water shows up inside the wall. The housewrap and flashing layer is what siding covers and nobody sees again. We treat it as the most critical component of any re-siding project: lapped in shingle fashion from the bottom up, every seam and penetration taped with compatible flashing tape, self-adhering membrane at every window and door opening with a proper sill pan.
At window and door openings, flashing goes in the correct sequence: sill pan first, then jamb flashing, then head flashing that laps the jamb and integrates with the housewrap above it. Water running down the wall has to shed over the top of each layer — if that sequence is reversed at any joint, water gets behind the flashing. Around electrical boxes, hose bibs, and mechanical penetrations, we install specific flashing boots and compatible sealant to maintain the barrier at each entry point.
Oakland County homeowners may never see the housewrap after siding covers it, but it's doing the real work behind every panel for the next 30 years. We photograph the housewrap and flashing at every window and door before siding goes on. If a moisture question ever comes up, you have a documented record of exactly what was installed and how it was detailed.
