Attic conversions start with two structural checks: floor joist capacity and ceiling height. Michigan building code requires 7-foot minimum ceiling height over at least 50 percent of the habitable floor area. Most residential attic floor joists in Metro Detroit were sized for storage loads at 20 lb/sf — living-space loads require 40 lb/sf. Both constraints need to be resolved before any finish work begins.

When joists need reinforcing, we sister new members alongside existing ones or install an engineered floor system depending on the span and load. When headroom is insufficient, a dormer is the most practical solution. A shed dormer across the rear of the house creates the most usable floor area per construction dollar. Gable dormers add light and ventilation without as much floor area gain. Either type requires structural framing tied into the existing roof and a properly integrated roofing section to prevent water infiltration.

Every attic conversion also needs a code-compliant staircase — pull-down attic stairs don't satisfy egress requirements for a habitable room. We design the staircase location as one of the first decisions on any attic project, because it affects the layout of everything below it. Getting that decision right early prevents expensive plan changes after permit submission.
