A finished basement needs dedicated electrical circuits — not additional loads added to an existing unfinished basement circuit. Before scoping the electrical work, we evaluate the existing panel's available breaker capacity. A lot of older Oakland County homes have 100-amp panels with no room for new breakers. When the panel is full, a panel upgrade is part of the basement project cost, not a surprise that surfaces during rough-in.

Current Michigan code requirements for finished basements are specific. AFCI protection is required on all bedroom and general living area circuits. GFCI protection is required within 6 feet of a sink and on all outlets over concrete floors. Interconnected smoke and CO detectors are required in every sleeping room and on each habitable level. These are inspection checkpoints, not upgrades we offer — they're built into every project.

Lighting design for a basement requires more planning than above-grade rooms because ceiling height is limited and natural light is minimal. We lay out recessed LED fixtures for even illumination, plan switched circuits for separate lighting zones, and rough in wiring for home theater, wet bar, and exercise room equipment during the framing phase. All wiring runs are inspected before insulation and drywall go up — the only time changes are inexpensive.
