Epoxy Floor Coatings for Basements and Garages

Epoxy coatings fail for one main reason: the concrete wasn't prepared properly before the product was applied. The one-day DIY kits bond to the surface layer of concrete. That surface layer peels off when the concrete flexes or gets hot under tires. We diamond-grind the entire slab to create a mechanical bond profile. The epoxy bonds to the concrete structure, not to surface dust. That step is why our coatings in Oakland County garages and basements still look good years later.

After grinding, we fill cracks and divots with epoxy filler and test for moisture transmission. Moisture-mitigating primer gets applied when vapor test results warrant it. Decorative options include broadcast vinyl flake in dozens of color blends, metallic pigment effects, and solid color systems. The final topcoat is applied at correct mil thickness with anti-slip aggregate for safety in Southeast Michigan winters.

Polyaspartic topcoats are available for faster cure times and better UV stability in spaces with natural light. They don't yellow the way some epoxy topcoats do. We schedule coating installations during weather conditions that allow proper adhesion and cure. The result is a floor that handles vehicle traffic, chemicals, and Michigan climate conditions for years.
